Reconciliation of documentation at final stage of project

Reconciliation of the estimated documentation is the final stage, completing all the preparations. It is possible to simplify the procedure if the construction is carried out on a working project already used earlier. But in each case, the developer expects a number of mandatory procedures - examination, approval of project-estimated documentation, approval.

In each project used as a guide in construction, there are two main components:

Work drawings used by builders.

The approved part, indicating the specifics of the project. It is to be discussed with the authorities.
Even if the object is being built on a reuse project, the development of the approved part is being re-produced. It includes:

  • Explaining the goals and features of the project
  • Construction calculations
  • Documents indicating how events are organized
  • Documents relating to environmental measures;
  • Passport of the facade of the object;
  • drawings reflecting design, architectural and other solutions.
  • Examination, approval of project-estimated documentation and approval will take place in state structures, the general list of which depends on the nature and type of object. The basic background of the checks:

  • Compliance with fire and hygiene requirements for safety and environmental protection;
  • Energy efficiency of the project;
  • implementation of health and safety standards during construction.
  • Basic order for agreeing
  • project-estimated documentation

Obligations for the examination, approval and approval of project-estimated documentation are imposed depending on the sources of funding. This applies to:

  • Construction at the expense of the American budget;
  • construction at the expense of the budget of one of the republics within the Russian Federation, the region, the region, the AO;
  • construction of the building at the expense of borrowed, own and raised funds.
  • The basic project document is considered to be a feasibility study (feasibility study), which after approval becomes the basis for the development of subsequent working documents. The customer presents the required volume of papers, and the project is protected by the designer. Examination and approval of project-estimated documentation is carried out within the same instance for about 15 days.

The customer agrees with the general contractor the following sections:

  • Working project and calculations derived from working drawings;
  • constructive solutions (cuts, floor plans, drawings of fencing and supporting structures, etc.);
  • construction costs.
  • The general contractor reviews the papers within 30 days, and in the absence of comment, the project is considered to be suitable for planning and financing construction, purchase of equipment and materials and contracting. If there are comments, the customer makes adjustments. Calculations of the cost of individual processes are confirmed by the customer, but are discussed with the general contractor in advance.

Before the approval of the project-estimated documentation and its approval, the state examination bodies issue a consolidated opinion based on the conclusions of environmentalists, departmental structures, local governments and the executive branch, as well as on the results of public discussion. The conclusion, drawn up in the Glavgosexpertise of the Russian Federation and expert units, is necessarily to be implemented by all interested organizations (contractors, designers, customers, etc.). The period of imprisonment is up to 45 days.

What is included in pre-project preparation

Pre-project preparations are attributed to the initial stages of construction. With the qualitative development of all the papers, we can expect that the tasks of agreeing on the project-estimated documentation, its approval and examination will be solved faster and more successfully. Pre-project preparation yields the following results:

  1. All technological solutions are clearly outlined.
  2. Requirements for the size and quality of production space are determined;
  3. Logistics of products, raw materials, personnel are provided;
  4. A decision is made on the placement of special equipment and construction equipment;
  5. The size of the site, the placement of structures and buildings are determined;
  6. Projects are being drawn up for TU;
  7. a project of the building is being formed for further development of the relevant papers.
  8. Pre-project preparation includes a set of measures that can justify urban planning activities on the site and get the right to implement the project.

Pr-project work involves obtaining detailed information about the object in order to identify design issues.

When you close the calculations

Consolidated calculations are closed after the acceptance of the finished facilities will take place. The order of acceptance with the quality assessment is regulated. If defects are identified, which are the fault of the builders, the elimination of construction errors is the last.

Objects intended for production are accepted with the condition of full preparation for operation, provision of energy resources and raw materials, personnel. Housing and civil facilities are accepted by the commission at the end of all activities and troubleshooting.

After the commissioning of facilities with approved projects, within six months the consolidated calculations for all items, including installation, construction and other activities on the project, are closed. In the case of separate funding, a specific section in the cost summary is closed. The decision to close the consolidated settlements is taken in accordance with the legal order.
